Join us for a discussion of appraisal considerations for valuing historic properties. We will begin the session with a docent-led tour of the historic Wrigley Mansion. Originally constructed in 1906 as a single-family residence, the building was later modified for commercial use as the headquarters of the Pasadena Tournament of Roses, home of the Rose Parade and The Rose Bowl Game. This structure is an interesting example of Adaptive Reuse. Charles Baker, SRA will discuss special considerations for appraising historic structures, including zoning issues, preservation issues, and highest and best use. We will end the session with a round table of suggestions for securing non-lender assignments for both commercial and residential appraisers.

Charles Baker, SRA, AI-RRS, AppraisalPros provides appraisal, review, litigation support and consulting services on residential property throughout the Southern California area, including Catalina Island. Clients include domestic and international financial institutions, law firms, consulting firms, developers, employee relocation companies, condo boards, real estate firms, and individuals.

He has appraised the homes of countless celebrities and who’s-who in finance, design, business, entertainment, legal, sports, health care hoteliers with over $25 billion in aggregate residential valuations since 2002. Recent assignments include the Playboy Mansion; Sarbonne Estate by ARYA; the Rappaport Estate in Malibu; the David Geffen estate in Malibu; the Paramour in Sliver Lake; Chateau Des Fleurs in Bel Air; Pacific Palisades Estate by ARYA; Somma Estate by Ty Cueva; Hacienda de la Paz in Rolling Hills; La Villa Contenta in Malibu; the Danny Thomas Estate, the Harold Lloyd Estate and the Burton Green Estate in Beverly Hills; the Dugally Estate Resort and Mapleton Resort in Holmby Hills; three of the most famous Greene & Greene houses in Pasadena (Blacker, Robinson and Culbertson); the largest houses in Hidden Hills and Balboa Island; 30+ burnouts after the Woolsey fire; over 40 houses and condos on Catalina Island.

Architectural experience includes homes by the masters Greene & Greene, Frank Lloyd Wright, Lloyd Wright Jr, Wallace Neff, Sylvanus Marston, Garrett Van Pelt, Edgar Maybury, Myron Hunt, Elmer Gray, Ricardo Legoretto, Gerard Colcord, Paul Williams, A. Quincy Jones, Richard Neutra, John Lautner, Raphael Sorianoi, Rudolf Schindler, Gregory Ain, John Finton, Ron Firestone, Charles Hefner, and others.

In the 1990’s and early 2000’s Mr. Baker served as Senior Review Appraiser for three national mortgage quality management companies and conducted thousands of field and desk review appraisals. He has testified in LA Superior Court and received commendation from the trial judge and attorneys.

2 – 14 days prior to program start date, $20.00 cancellation fee.

Less than 2 days prior to program start date, forfeit of payment.

The Southern California Chapter reserves the rights to cancel, limit, or reschedule this event if the minimum enrollment level is not reached, and to change faculty assignments and facility locations at any time. Prospective students should confirm their registration before making any non-refundable airline reservations. There are NO transfers; you must cancel out of the offering.
