The purpose and objective of this newly formed committee is to promote the advancement of women within the appraisal profession. In monthly Zoom meetings, we will host discussions of relevant topics, invite special guest speakers, network, and assess the unique challenges and opportunities we face.  All are welcome to attend. Appraisal Institute membership is not required, and the Zoom meetings are free of charge.

A case study on the proper application of the Project Influence Rule in estimating the value of the larger parcel and the remainder. The case study will present a public project and specific impacts on a retail property. The presentation will include a discussion of appropriate market data and analysis for the valuation of the property in the “before” and “after” conditions.

Alison Arms, MAI, SRA has over 15 years of experience in real estate appraisal and consulting and has been a co-owner of Jones, Roach, & Caringella, Inc., since 2023. She has experience in a diverse set of appraisal assignments, including trust, title claims, mitigation, special use properties, complex partial acquisitions, and litigation support. Ms. Arms has appraised a wide variety of property types from individual homes to large mixed-use projects and a wide array of commercial property types, including unique assets.

The Southern California Chapter of the Appraisal Institute warmly invites you our 2024 Heritage Night. This year we are pleased to celebrate our distinguished honoree, Scott D Delahooke, MAI, SRA:

Scott brings over four decades of experience in the appraisal profession, with a specialization in litigation and expert witness work.  His profession began after studying finance, business administration, and real estate valuation at the University of Southern California (USC). After several initial years in the field of appraisal, he established his professional firm in 1990, the Delahooke Appraisal Company. Scott received the SRPA designation in 1985 (later converted to SRA designation), and his MAI designation in 1993.

Service to the profession had been both consistent and wide in range.  Scott served as president and on the Board of Directors of the Los Angeles Chapter of the Society of Real Estate Appraisers (SREA), a predecessor organization of the Appraisal Institute. Within that organization, he taught classes, created mock-trial seminars, served as the Seminar Committee chair and Chapter Education Committee Chair.

Volunteer service on behalf of the Appraisal Institute started with Young Advisory Council in 1986 and 1989, Admission Committee service (General and Residential chair) in 1996, and as the Candidate Guidance Committee chair in 2000. He was an educator for several AI courses, participated and chaired Ethics Committees, contributed to past Litigation Seminars, and served as a Regional Experience Review Person for MAI and SRA applicants. Most recently, he was highlighted in conjunction with Steve Roach, MAI, SRA, AI-GRS in the Spring 2024 Valuation Magazine, for co-creating the successful litigation “boot camp.  Outside of SREA and AI, Scott has presented to the IRWA, for continuing legal education conferences, and education creation at USC Law School and UCLA Business school.

Scott and his wife, Dr. Mona Delahooke, have three adult daughters. His non-professional volunteer experience includes coaching girls’ soccer, Big Brothers/Big Sisters of Los Angeles, serving as a mentor at the Hillsides Home for Children, trustee service at the Pasadena Presbyterian Church and serving on the San Marino Citizens Oversight Committee overseeing construction of a new school.

We look forward to honoring this exemplary chapter member with you; in a celebration of those who pay it forward and bring out the best of others. Cheers!

This important course provides information about standards and ethics requirements for valuers in general and, more specifically, for valuers who belong to the Appraisal Institute. Through discussion questions and examples, you’ll identify behavior and actions that illustrate violations of the Code of Professional Ethics, and you’ll learn how referrals can be made. You’ll get an introduction to the Appraisal Institute Guide Notes to the Standards of Professional Practice and see how the Guide Notes can be used to resolve everyday appraisal practice problems. Finally, you’ll learn about common errors in appraisal reports and review reports, and they respond to questions about challenges that arise in appraisal practice such as requests for updates and requests to change or add intended users.

The content emphasizes:

  • Business practices issues, such as how to respond to seemingly unreasonable requests, how to address client pressure, and how to approach a complex assignment
  • Which standards apply to Appraisal Institute Designated Members, Candidates for Designation, Practicing Affiliates, and Affiliates, and when they apply
  • The key principles of the Standards of Valuation Practice
  • How to identify and avoid behavior that violates the Standards of Valuation Practice
  • The correct way to use the Appraisal Institute designations, emblems, and logo
  • Understanding of the Appraisal Institute enforcement process

 

 

Course Objectives
  • Identify the purpose of the Code of Professional Ethics and Standards of Professional Appraisal Practice of the Appraisal Institute and recognize how those documents apply to Appraisal Institute Affiliates, Practicing Affiliates, Candidates for Designation, and Designated members.
  • Recognize how to apply better appraisal business practices, especially regarding client relationships.
  • Identify the major steps in the enforcement of the Appraisal Institute peer review system.
  • Recognize the guidance offered by the Guide Notes to the Standards of Professional Appraisal Practice of the Appraisal Institute.
  • Identify opportunities for improving professionalism.
  • Recognize common ethical dilemmas and identify strategies for resolving them.

Course Description

This course introduces the basic concepts and strategies needed to engage in litigation valuation. It explores the scope of activities you can expect in a legal action, including assessing the status of a case, developing a USPAP-compliant appraisal without preparing a written report, and understanding legal terminology and jargon. The course addresses how litigation assignments differ from lender assignments and how to market appraisal services to litigation clients. You’ll work in small groups to practice effective deposition and direct testimony techniques and a mock trial with a residential case study gives them the opportunity to experience a realistic courtroom environment in which to polish their skills.

Course description:

In my class, you’ll get up-to-date information from attorney Peter Christensen about what is really happening in the courts and in administrative bodies relating to alleged discrimination in appraising from an attorney who is presently handling cases and investigations. You’ll learn keyways to work on eliminating bias and reduce your legal risk. You’ll also learn why “cultural competency” knowledge and skills are truly important for appraisers – you’ll see how a lack of cultural competency has led appraisers into legal quagmires.

Instructor: Peter Christensen

I serve as General Counsel and Chief Compliance Officer to BBG Inc., a nationwide commercial real estate appraisal and property assessment firm. I also teach classes and speak about valuation-related legal topics to appraisers, lenders and regulators.

I am a member of the California, Montana and Washington state bars, as well as a licensed insurance broker. After earning my BS and JD degrees at U.C. Berkeley, I began my legal career at Latham & Watkins LLP. I later served as general counsel to the largest provider of professional liability insurance to appraisers and valuation businesses.

I enjoy traveling the country to meet with and teach my classes to valuation professionals, lenders and regulators – so far, I’ve taught classes in 48 states. I’m based in Bozeman, Montana and serve as a public representative on the Montana Board of Real Estate Appraisers. I also serve as a board member of Eval.com, a company that provides real estate evaluation services to financial institutions nationwide.

Appraisers recognize that they have regulatory obligations but understanding which ones apply when doing federally related and real estate related lender work is challenging. A review of sanctions and disciplinary actions taken against appraisers by the Bureau of Real Estate Appraisers makes it clear that many details and nuances of the appraiser laws and regulations are being misunderstood. Common, unintentional errors impact both the reputations of individual appraisers as well as confidence in the competency and ethics of the appraisal profession. This seminar is designed to help you recognize and understand the laws and regulations most important to appraisers practicing in California.
